How do I delete highlighting in a pdf document?

If it's a highlight annotation, selecting it and pressing Delete should do
it.
If not, you'll need to explain what type of highlighting you're talking
about, exactly.

If I select highlighted text and press delete, only a portion of the highlighting erases. Then, a weird text box appears that I cannot get rid of. The document was sent to me so I do not know what type.

Very hard to tell what's going on without actually seeing the file. Can you
share it?
