Can't Install CS6 on a MAC from downloaded upgrade.

Trying to install CS6 upgrade and get an error. Ran Adobe support advisor, but the inspection could not identify any issues. Found the PDApp.log and the error messages are as follows:

[FATAL] PIM - Failed to load updaterInventory Library

[ERROR] PIM - Error in _pimCreateAndValidateUpdateInventoryLibrary.

[FATAL] Setup - Unable to create PIM object

Any ideas how to fix?
