Template Problem

I am very new to Dreamweaver and have inherited a website from a real web developer. I'm not sure which version of DW she used. I have CS6. I can't seem to get the old templates to update. I can edit the template, but the associated pages are not getting updated. When I try to manually update, I get this error.

I have no idea what is wrong with this template. I don't see any issues at line 26, column 29. I can't find duplicate editable regions.

Can someone please take a look and give me some advice. The code for the template is below.

    It's not a Dreamweaver template.  That's the first thing I notice.  I can tell because of this line:

     

    <meta name="MSSmartTagsPreventParsing" content="TRUE">

     

    That's a Frontpage/Expression Web template.  DWT is actually just a Dynamic Web Template, not a Dreamweaver Web Template although that is sometimes implied.  Also from your post, that appears to be a page based off a template and not the template itself.  Can you please post the file in the Templates folder called two_column.dwt.

    Try fixing the minor coding errors:

     

    -All meta tags should end with /> instead of just > since it is XHTML.

    -Line 45 there is a </p> that doesn't have a <p> before it so just remove it.

    -Line 72 there is an extra </a> that is not needed.

    Then resave the document as a template within your site so DW thinks its DW markup instead of the MS markup.  If that doesn't work, you may want to remove that MS line I eluded to earlier as that in the header and could be conflicting with what DW is looking for.
