Unable to open epub "Errors were encountered"

I have loaned books from Overdrive using ADE before without problem.

This latest book was loaned using an .ascm file as normal.

The .ascm file launched ADE and ADE downloads the epub and puts it in the right folder.

It appears in the bookshelf, and if I view the file in Explorer, there it is.

But when I try to read the epub it always gives the below error.

I  have redownloaded the ascm, I have redownloaded the ebpub, and I have reinstalled ADE 4.5.4

What else can I do?
