Compare Files feature doesn't find all changes

I've tried the Compare Files option in Acrobat Pro DC, but the results have not been reliable. In one test, I did not select the "Compare Text Only" option and it viewed blocks of text as images, so it displayed 3 replacements, but didn't show exactly what changed. I actually made 5 changes. Then, when I selected "Compare Text Only", it highlighted the 5 changes I made, but also highlighted two sections as "Deletions" where there were no changes. Is there something I can do differently to ensure more accurate and reliable results?
