Make sure you have a dialog node for your template. If your super resource time for the template component is incorrect and you don't have a dialog node specific to your template that would explain the link being grayed out.

Never heard about dialog nodes on templates. I only use dialogs in components that show to users dialogs to input data, like changing a text.
My template was created based on geometrixx one, and has the same properties.
A template is just a special kind of component. The page properties for a page are defined by the dialog associated to the page's component. Check out for example /libs/foundation/components/page/dialog for example. If you have your template's super resource type set correctly it should inherit the dialog node, but if you get the super resource type wrong and don't provide your own dialog the page properties will be disabled.
