create movieclips of the jpgs and use the _visible property of movieclips to make the appropriate movieclip visible and the rest not visible.
I assume you may want to see the floor plan and furnature arrangements under the blue and white.
If so you can create buttons the shape of the apartments/rooms. In the rollover frame draw a graphic the shape of the room fill it with solid blue. Make it into a graphic or movie clip. Apply the alpha to allow you to see through it. F^ on frame 4 of the buttonto duplicate shape to hit area of button.
Do this for each appartment/room.
When you mouse over the apartment/room it will be highlighted with blue. when you roll out itwill return to normal.

Here's a different but similar question. I have an instrument panel hidden with ._visible=0;. I try to change the state of some lights on the panel while not visible. It doesn't seem to work.
Question: does ._visible=0 make the movieclip non accessable???? If so I suppose -alpha=0; may be athe option?

movieclips still exist and respond to code even when their _visible property is false. however, no child movieclip can be made visible if the child's parent has a _visible property = false.
