Add a keyframe, no need to tweek, to the opacity of the clip involved.
See if it works after rendering.
(Probably the same issues with transitions metioned on the forum before)
Great thanks guys!!! Adding a keyframe to motion or opacity video effect fixes the title dissolve fade issue, its strange that its only needed on title clips. Something even stranger is the rash behind my left ear? oh well...

It seems to be a Bug with Transitions, and not just with Titles. Ann cured it with normal Transitions for another poster, just above.
Would *hope* that next update fixes it for good.
Premiere Elements had similar (but different) problem, with Opacity being 100% at Transition. A normal situation. One had to set Keyframe, than Opacity to 99%, not the normal 100%. What happened in that program was that at the end of the first half of the Transition, the last frame, or two, would flash to ~ 110%! Niney-nine % cured that. Do not think that there's been an update to PE yet to cure that problem.
