It appears to be a memory issue which has been addressed before in the past.
I cleaned out the system and followed the steps I have done before.
What really irks me is that every time I fix one issue, another very different problem pops.
Which is why I return to this forum for help.
One of the main problem is that there is a mismatch with the system requirements of the software and the computer.
What I am going to do from now on is play with the memory first when something hits the fan.

Btw, I thought of a work around for rendering and wanted to see what you thought of it.
Take all my raw footage and divide it into projects. Then render them on Premiere.
The raw footage is then exported and everytime I want to do a project, I simply set up
a new project and merge the raw footage in that project.
Does this make sense?
Let's step back a bit. Rendering is for smoothest playback. I do many Project that do not involve any Rendering, but then have some, where I use the WAB (Work Area Bar) to Render a segment many, many times, as I Keyframe and add Effects.
Now, if you wish to do an edit and then Export/Share to be used in future Projects, there are is an easy candidate for Export/Share - DV-AVI Type II for SD material. Also one can use the Lagarith Lossless CODEC, for both SD and HD material. It does produce files about the size of DV-AVI, but is great as an intermediate file. I use it, when going to other programs, like Adobe AfterEffects, and it is great, albeit with large files.
